Plenty of places promise 'resort-style living.' Here, the resort is real, it's on the Murray, and for some lucky homeowners the back fence opens onto a fairway.

The Yarrawonga Mulwala golf resort, set on the Murray River on the Mulwala side, is one of the largest public golf complexes in the country — a destination club that draws visiting golfers from across Australia year-round. For the towns, it's more than a sporting venue: it's a social hub, an employer, a dining option and a steady engine of visitors who fall for the area one round at a time.

What golf-side living looks like

For homeowners, the golf lifestyle comes in tiers. At the top are the homes with direct course frontage or access — streets where the morning soundtrack is a mower on a distant green and the commute to the first tee is a stroll with a buggy. Around them sit estates like Silverwoods on the Yarrawonga side, master-planned around its own course and lake frontage, where near-new homes attract a mix of retirees, downsizers and families who want the resort feel with modern construction. And across both towns, almost everything is within a ten-minute drive of a tee time, which for the golf-mad is the entire point.

Who it suits

The classic buyer here is the active retiree or semi-retiree trading a city block for a lifestyle: golf two or three mornings a week, the lake in the afternoon, visitors on the weekend. But we increasingly see younger buyers and remote workers making the same move for the same reason — when the things you'd normally drive hours for on holiday are your local amenities, the value-for-money equation of regional life gets very persuasive.

The property angle

Golf-adjacent homes hold a particular appeal for the buyer pool we register from Melbourne and the border region: they're easy to love at first inspection, they suit lock-and-leave living, and the resort's visitor traffic underpins a healthy short-stay market for owners who travel. Course-frontage properties are limited by geography — there is only so much fairway — which is exactly the kind of scarcity that rewards buyers who register their brief early and hear about listings on day one.

The honest summary: you don't have to play golf to live well here. But if you do play, you may never holiday anywhere else again — you'll already be home.
